A local marketing site that answers questions at midnight
A local marketing site whose listings update themselves, with an assistant that answers questions from real inventory and passes enquiries straight to the agent.
The problem
A template site with stale listings and a contact form that emailed into a void. Leads arriving overnight went unanswered until the next business day, by which point the prospect had contacted three competitors.
What we did
- 01
Automated listing synchronisation on a schedule so inventory is never manually maintained and never stale.
- 02
Built an AI assistant grounded strictly in actual listing and area data, with explicit instructions to hand off rather than guess when it does not know.
- 03
Routed leads instantly to both email and text, because a lead that waits until morning is a lost lead.
- 04
Built genuinely distinct area and neighbourhood pages with real local content, rather than the same template with the place name swapped in.
- 05
Rate-limited every public endpoint from day one — a public AI endpoint without a limiter is an open invoice.
The transferable lesson
An AI assistant on a marketing site is only an asset if it is grounded in real data and instructed to hand off gracefully. One confidently invented answer about a property that does not exist costs more trust than the feature earns in a month.
